Clearwater Real Estate

The Florida real estate market has been red hot in recent years. Most Florida cities have seen tremendous growth in both units and appreciation. Clearwater Beach in Pinellas county Florida is no exception.

In the past several years, home prices have steadily risen on the beach. Some neighborhoods have seen appreciation of 30-40% a year. The number of residential homes on Clearwater Beach has also increased. Developers, capitalizing on the City of Clearwater’s redevelopment plan, Beach by Design, have flooded the beach with new residential and commercial projects.

New development on the beach

New condominiums and townhomes are going up everywhere. Overall there are over 50 projects that are pending, approved or underway on the beach. Most new development is located on the southern part of the beach while north Clearwater Beach remains exclusively single family homes.

The city’s Beach Walk redevelopment project is also underway and will dramatically change Clearwater Beach. Included in the Beach Walk project will be several new resorts including the Kiran Grand and Aqualea hotels. Both resorts will have condominium and condominium hotel residential units.

Recently the Clearwater real estate market has slowed down. Higher interest rates, a glut of homes for sale, and a higher price tag has affected the market somewhat. 2006 will not see the large appreciation of home prices as years before. Overall, Florida real estate on the beach will remain active. Clearwater Beach is an exciting place to live and offers much to those seeking all it has to offer. Your housing search in Pinellas county Florida should begin with Clearwater real estate.
